POSITION: COMMUNITY GROUNDSKEEPER/
PORTER
DESCRIPTION: Stratus Real Estate Inc., is seeking an
organized, reliable, friendly and professional Community
Groundskeeper/Porter who is dedicated to providing
excellent customer service and Community cleanliness on
a daily basis. The Community Groundskeeper/ Porter must
have good communication skills, excellent time
management skills, be detail-oriented, a team player,
and available to work weekends, early mornings, and late
evenings as needed.
JOB FUNCTIONS: As a Community Groundskeeper/ Porter,
your main function will be to maintain the Community in
superior condition while working as a team participant
along with other maintenance staff to ensure the
Community meets the quality maintenance standards set by
Stratus.
You will offer unparallel resident service, add value to
the Community and support the Community Manager and/ or
Maintenance Supervisor in all tasks related to the
Community's preservation.
RESPONSIBILITIES: As a Community Groundskeeper/ Porter
your responsibilities include but are not limited to
physically walking the property on a frequent basis to
remove litter, debris and pet droppings from the
grounds, ensure that the pool areas, laundry rooms, mail
rooms, dumpster areas and recreation areas, grounds
adjacent to the road, in front of the office, to and
from the walkways and in between buildings remain neat
and free of litter at all times, perform ''trash-out''
duties at vacated apartments on a daily basis, remove
all abandoned furniture, trash and boxes, sweep all
areas as needed, detail property on a regular basis,
rake, sweep and shovel when necessary, check and replace
exterior lighting on a regular basis, be aware of all
utility meter cut-offs, apartment and fixture cut-offs,
and sewer clean-outs, plant and tend flower beds, trees,
and shrubs, trim, mow lawns, apply fertilizer and
insecticides and utilize pest control equipment. In
addition, you may also clean vacant units, complete
minor work orders and painting projects and perform
other 'day-to-day' duties determined by the Community
Manager.
QUALIFICATIONS: As a Community Groundskeeper/ Porter,
you must understand and comply with Stratus' policies
and procedures, all state, federal and/or local laws
relating to Fair Housing. A high school diploma
preferred, but not required. Operation of hand tools,
power equipment and applicable small machinery is
necessary. Knowledge of basic repair and maintenance of
tools and equipment required, and ability to physically
walk, sit, stand, and lift up to 75 lbs, push, pull,
crouch, climb, and bend daily.
Basic computer skills and experience in Property
Maintenance preferred.
A Pass result on the drug test, criminal background
check and credit check is required for consideration.
