Maintenance Technician

POSITION: MAINTENANCE TECHNICIAN

DESCRIPTION: Stratus Real Estate Inc., is seeking an experienced, reliable, highly motivated, and versatile Maintenance Technician who can communicate effectively, manage time efficiently, and provide excellent customer service. This individual must continually improve their technical skills in all areas of property maintenance and be committed to the success of each associate as a member of a team. This individual must be able to work weekends, early mornings, and late evenings as needed.

JOB FUNCTIONS: As a Maintenance Technician, your main function will be to provide excellent resident service work and be a team participant under the direction of the Community Manager and Maintenance Supervisor. You will complete tasks that ensure the Community meets all safety, appearance and operational standards established by Stratus. You will respond quickly and courteously to resident requests for maintenance service, troubleshoot the source difficulty and take appropriate action to repair and/or restore service within the quality and time standards established for the Community. In addition, you will comply with Stratus' and the Community's operating and safety policies and procedures and adhere to federal, state and local laws pertaining Fair Housing.

RESPONSIBILITIES: As a Maintenance Technician your responsibilities include but are not limited to assisting the Community Manager and/or Maintenance Supervisor in completing assigned maintenance tasks in a timely manner, make available apartments ready for move-in, report any maintenance problems to the Supervisor, assist in controlling expenses, participate in on-going Community maintenance and improvement plans, following up on service requests to assure the highest quality of customer service satisfaction, HVAC repairs and adjustments, electrical installations, plumbing, pool maintenance, light carpentry and/or construction, dry-walling, painting, vinyl repair and installation and appliance repair. Other responsibilities may include pest control, roof and gutter repair, foundation and/or sidewalk repairs, irrigation maintenance and repairs, landscaping, ice and snow removal, carpet and ceramic tile repair, installation and re-keying locks per company policy, exterior repairs, mold awareness and asbestos awareness.

QUALIFICATIONS: As a Maintenance Technician, you must understand and comply with Stratus' policies and procedures, all state, federal and/or local laws relating to Fair Housing and Landlord Tenant issues. A high school diploma required and technical school preferred but not mandatory. General knowledge of all aspects of maintenance repair and service required, HVAC certification, ability to work independently and to follow instructions with little supervision, ability to operate hand and power tools, ability to lift 75 pounds, climb ladders, and be aware of Cal/OSHA safety requirements.

Basic computer and Internet experience preferred and a Pass result on the drug test, criminal background check and credit check is required for consideration.
