Maintenance Supervisor

POSITION: MAINTENANCE SUPERVISOR
DESCRIPTION: Stratus Real Estate Inc., is seeking an
outgoing, responsive, personable, creative, and adaptive
Maintenance Supervisor to join our team. The Maintenance
Supervisor is responsible for ensuring that the physical
aspects of the community meet Stratus' established
standards for safety, appearance and operation within
the budgeted financial goals. The Maintenance Supervisor
believes in providing excellent resident service in a
timely manner and enjoys interaction with people on a
day to day basis. The Maintenance Supervisor must have
good communication skills, excellent time management
skills, be detail-oriented, a team player, and available
to work weekends, early mornings and late evenings.
JOB FUNCTIONS: As a Maintenance Supervisor, your main
function will be to supervise daily maintenance
requirements and requests, control expenses, maintain
accurate records of inventory, manage the inventory of
“ready” apartments to support the community's marketing
and leasing efforts, schedule contractors or assist in
completing the turn process, and inspect rent-ready
apartments for move-in quality. You will demonstrate
initiative, professionalism, awareness, and integrity in
all areas of performance. The Maintenance Supervisor is
also responsible for complying with Stratus' and the
Community's operating and safety policies and procedures
and adhering to federal, state and local laws pertaining
to the operation of the Community and Fair Housing.
RESPONSIBILITIES: As a Maintenance Supervisor your
responsibilities include but are not limited to
assisting the Community Manager in supervising
maintenance and custodial staff, recommending discipline
or promotions of maintenance personnel and preparing
employee evaluations. Most importantly, you will respond
to daily work orders and unit turnover maintenance
requests which can include plumbing, repairing
galvanized, PVC, ABS and copper plumbing lines,
troubleshooting location of leaks, applying an
intermediate understanding of operational principals and
preventive maintenance of steam and water boiler
systems, replacing faucets, snaking drains (sink and
tubs), installation of toilet valves, basic carpentry,
hanging windows and doors, repairing hinges, repairing
or replacing door and window locks, electrical systems,
low voltage electrical repairs, door buzzer repairs,
painting and patching walls, and sheetrock repairs. In
addition, the Maintenance Supervisor will respond to
building emergencies on after hour's on-call rotation
schedule, understand basic operational principals and
preventive maintenance of building fire systems,
including smoke detectors, flow valves, standpipes, fire
alarm panels, conduct work tasks safely in compliance
with all safety rules, inspect units during monthly pest
control and document unit conditions, maintain records
of all fire and life safety and operational equipment,
provide daily preventive maintenance, report unusual
occurrences or suspicious activities to the Community
Manager, and keep them informed of all maintenance
issues, and lastly, provide effective and courteous
service to residents, guests and co-workers,
QUALIFICATIONS: As a Maintenance Supervisor, you must
understand and comply with Stratus' policies and
procedures, all state, federal and/or local laws
relating to Fair Housing, Equal Opportunity Employment
and Landlord Tenant issues. You must be able to read and
communicate in English work tactfully under pressure,
read basic blue print drawings and electrical
schematics, have two years experience in residential
housing maintenance and/or property management, two
years hands-on experience in the building trades:
plumbing, electrical, carpentry and/or painting,
knowledge of Cal/OSHA safety/code requirements and lead
paint and asbestos abatement, lift 75 pounds and climb
ladders, HVAC certification preferred, work
independently with minimal supervision, possess a valid
California driver's license and have a basic
understanding of computer operations, including
Microsoft Word and the Internet. A Pass result on the
drug test, criminal background check and credit check is
required for consideration. | | | |
