Asset Management

There are two indisputable truths in the multifamily
property management business: First, the quality of
on-site service is only as good as the people providing
it. Second, the fewer surprises there are, the better.
With that in mind, Stratus provides the best Regional
Property Supervisors the industry has to offer. Their
management style is active and hands-on. They stay on
top of community issues, industry trends, and legal and
financial developments that could affect their
properties.
These Regional Property Supervisors visit each community
weekly. Their responsibilities include overseeing
employee management, coordinating capital expense
repairs, developing and implementing community budgets,
maximizing rents and preparing financial reports.
Stratus provides each of its Regional Property
Supervisors with continuing education and support which
is the best way to insure the highest level of client
service.
Repositioning
Maximizing property value and performance.
Delivering substantial and measurable results to the
clients is at the heart of our company’s success; in
fact, we’ve earned a well-deserved reputation for
substantially increasing the value of every
Stratus-managed multifamily property.
Much of the credit for this belongs to our
experience in, and resources for, repositioning
properties in order to maximize their value. The
process starts with an analysis of every element of
the new community, including lease rates, physical
condition, marketing and market surveys. Then, a
repositioning strategy is developed and implemented,
with Stratus teams supervising renovation and
construction work. Continuous quality control and
frequent project meetings with representatives from
ownership, management, design and construction keep
projects on schedule and adaptable to changing
conditions.
Quality Control
Working to maintain the industry’s highest
standards.
Any successful property management strategy
depends upon the performance of the on-site
management team. That’s why Stratus utilizes an
independent Quality Control Department. Our
Quality Control Coordinators provide regular,
comprehensive reports on adherence to community
procedures and standards. The Stratus’ executive
management team analyzes and uses these reports
to review the performance of the Regional
Property Supervisors and the on-site staff. The
result is first-rate service and meticulously
maintained facilities – as well as satisfied
clients and residents.
Accounting &
Reporting
Accountability, with meticulous attention to
detail.
In virtually every field of business, profit
builds upon a foundation of accurate data
collection and timely, comprehensive
reporting. For this reason, Stratus
generates detailed weekly reports for each
community. Using fully integrated, on-site
computer systems, information is gathered
and distributed to our corporate
headquarters for accounting. In addition,
Stratus produces community-specific monthly
financial statements reviewed by our
Regional Property Supervisors and Accounting
Management Staff. Stratus also prepares an
operations budget for each community that
will set aggressive, realistic goals on
income growth and expense management. Our
accounting group is supervised and
continuously trained by a management team
with over 50 years of property management
experience. Appropriate internal controls
include multiple levels of review, which
safeguard the integrity of financial data
and result in highly accurate monthly
reporting.
