POSITION: COMMUNITY MANAGER

DESCRIPTION: Stratus Real Estate Inc., is seeking a vibrant, motivational, and strategic leader who has the proven ability to maximize a Community's day-today operational and overall financial performance. The Community Manager must have excellent supervisory skills, effective communication skills, strong administrative and organizational expertise, outstanding multi-tasking skills and the availability to work early mornings, late evenings and weekends as needed. In addition, he or she will be detail-oriented, a team player, and possess exceptional customer service, resident retention and resident relation skills. The Community Manager is dedicated, pro-active, adaptive, thorough, and ensures that all goals established for the Community are accomplished.

JOB FUNCTIONS: As a Community Manager, your main function will be to administer and maintain all phases of your Community's operations under the direction of the Regional Property Supervisor. Using tools, methods and systems, you will gather and interpret current market and economic trends that may impact the financial durability of the Community. This position is also accountable for ensuring the optimum performance of leasing, rental collections, resident services, property maintenance, contracted services with outside vendors, revenue generating systems, capital improvements, administration and reporting, safety and legal compliance. In addition you will directly supervise and train all employees including leasing and maintenance associates, temporary employees, and assistant managers. You will oversee compliance with all state, federal and/or local laws relating to Fair Housing and Company wide policies related to employment, human resources and procedures.

RESPONSIBILITIES: As a Community Manager your responsibilities include but are not limited to maintaining accurate financial records, reports, and explanations of financial variances, operate within budget constraints, mediate resident complaints, ensure timely collection of rents, prepare and make daily bank deposits, ensure market-ready condition of vacant units, guarantee the physical well-being of the property, exercise sound judgment regarding property expenditures, maintain up-to-date resident and unit maintenance records, supervise daily maintenance and preventative maintenance, code and approve all invoices for accuracy prior to submittal, assist in the preparation of advertising and marketing programs, eliminate lost revenue due to vacancies by effecting fast turnover, ensure vendor performance, inform residents of rental payment procedures and other community policies, and conduct daily and weekly inspections of the community for cleanliness, maintenance and safety.

QUALIFICATIONS : As a Community Manager, you must understand and comply with Stratus' policies and procedures, all state, federal and/or local laws relating to Fair Housing, Equal Opportunity Employment and Landlord Tenant issues. A high school diploma is required, but a college degree is preferred. Two year minimum experience managing Multi-Family Properties, proficiency at Microsoft Word, Excel, Outlook Express & Internet required. Yardi, Amsi, E-Site, Rent Roll or any other Property Management Software experience a must. Pass result on the drug test, criminal background check and credit check is required for consideration.
