POSITION: ASSISTANT COMMUNITY MANAGER DESCRIPTION:
Stratus Real Estate Inc., is seeking an outgoing,
organized, dependable and flexible individual who
believes in providing excellent customer service and
enjoys interaction with people on a day to day basis.
The Assistant Community Manager serves as the individual
responsible for the Community in the absence of the
Community Manager and serves as a role model to peers.
This individual w ill have terrific communication
skills, outstanding time management skills, a
professional image, outstanding leadership qualities, a
positive attitude and availability to work weekends,
early mornings and late evenings as needed.
JOB FUNCTIONS: As an Assistant Community Manager,
your main function will be to share the responsibility
with the Community Manager in all aspects and operations
of the Community such as leasing, rental collections,
resident services, maintenance, administration, and
policy and procedures compliance. Your primary
objectives are to increase the net operating income of
the Community, maintain the physical asset, provide for
an unprecedented quality of living environment for
residents and establish a positive, productive working
relationship with all employees and vendors. In
addition, the Assistant Community Manager is directly
responsible for maintaining daily, weekly, and monthly
reports including accurate reporting of rents and
deposits received. This position is designed to prepare
individuals for a position as a Community Manager.
RESPONSIBILITIES: As an Assistant Community Manager
your responsibilities include but are not limited to
assisting the Community Manager in gathering and
compiling current market and economic information,
preparing competitive and market analyses, researching
market trends, u pdating and maintaining daily reports
concerning notices to vacate, vacancy reports, activity
reports, resident records, collected rents, deposits,
and application fees. You will also post appropriate
notices when necessary (i.e. late payment notices,
eviction notices, and returned check memos), deposit all
receipts prior to bank closing each day, comply with
Stratus' goals relative to resident satisfaction and
resident retention, interface with residents to address
concerns, negotiate lease renewals, and prepare
preliminary account reviews. The Assistant Community
Manager will also perform all duties related to leasing
which may include g reeting and qualifying prospective
residents, determining needs and preferences,
professionally presenting the Community and specific
‘rent ready' units, closing leases, and completing all
related paperwork and leasing activities to ensure a
timely move-in. In addition, will convey resident
service requests to the Maintenance Supervisor or
maintenance team members, conduct service follow-ups,
ensure cleanliness of the office, clubroom, models, and
'market- ready' units, and physically inspect the
Community on a daily basis.
QUALIFICATIONS: As an Assistant Community Manager,
you must understand and comply with Stratus' policies
and procedures, all state, federal and/or local laws
relating to Fair Housing, Equal Opportunity Employment
and Landlord Tenant issues. A high school diploma or
equivalent is required. A college degree or related
coursework in business, hospitality or property
management is beneficial. Two years experience in
property management, sales and leasing experience
essential, ability to train, delegate and motivate staff
necessary. Intermediate level c omputer literacy
required with Microsoft Word, Excel, Outlook and
Internet. Yardi, Amsi, E-Site, Rent Roll or any other
Property Management Software experience is a plus. A
Pass result on the drug test, criminal background check
and credit check is required for consideration. |
